Step 1
We start by understanding your specific placement brief.
Location, household type, unit size, preferred tenure and budget.
Our team then identifies suitable properties from our available portfolio or upcoming pipeline.
We respond quickly with property specs, compliance documentation and photos so you can make an informed decision without delay.
Typical turnaround for initial offers: same day or within 24 hours.
Step 2
Once we’ve proposed suitable units, your team is welcome to inspect or virtually review each property.
We provide a full compliance pack (EPC, Gas Safety, EICR, PAT, Legionella, Fire Risk Assessment where required) along with a digital inventory and condition report.
Any specific local authority requirements can be incorporated- from furnishing standards to signage and safeguarding protocols.
Upon approval, we finalise agreed terms (nightly rate, block booking or licence) and schedule mobilisation.
Step 3
We prepare the property for immediate move-in - cleaning, safety re-checks, welcome pack, and key handover.
From that point, Temphomes provides full ongoing management, including:
24/7 repairs and maintenance line with target SLAs (emergency 4h, urgent 24h, routine 7d)
Regular inspections and compliance renewals
Monthly KPI/MI reports for occupancy, voids and repairs
Dedicated contact for allocations and incident reporting
